Why 777
The Queensway.
Most Toronto studio rentals are either downtown, where parking is a nightmare, load-in means a freight elevator, and your grip truck circles the block, or in an industrial park 45 minutes outside the city. Viva Studios splits the difference.
Located on The Queensway in South Etobicoke, the studio sits right off the Gardiner Expressway. You get highway-accessible load-in without the chaos of downtown. Crews coming from Mississauga, Oakville, or anywhere along the QEW can get here in minutes. Downtown Toronto is a 15-minute drive. Pearson (YYZ) is 20 minutes away, which matters when your director is flying in from Vancouver or your talent is landing from LA.
The Queensway corridor is a hub for production-adjacent services. Catering, equipment suppliers, and prop houses are all nearby, with restaurants within walking distance for crew meals and hotels for multi-day productions. It's a production-friendly neighbourhood, not a residential area where noise complaints shut you down at 10 PM.
The building itself was designed for this kind of work. Dock-level loading at the rear means you pull your truck up, open the door, and you're on the stage. Free parking for the entire crew right at the studio door. And because we're not paying downtown commercial rent, we offer 4,000 sq ft at $100 an hour on a full day.
Load in at dock height.
Park at the door.
Dock-level load-in
Back your truck up to the truck-height dock (4 ft) and roll gear through the 8×10 ft door straight onto the stage. No stairs, no freight elevators, no loading dock fees.
15 min from downtown
Right off the Gardiner and QEW, with direct routes from downtown Toronto, Mississauga, and the rest of the GTA.
Free parking
Dedicated parking right at the studio door for crew vehicles, client cars, and production vans. No meters, no garages, no time limits.
24/7 availability
Early call times, overnight shoots, and weekend bookings are all standard, with keyless access outside staffed hours. No curfew.
